3. SMS messaging and compliance

Lesser Lending and Canopy Mortgage comply with CTIA Messaging Principles and Best Practices and all A2P 10DLC regulations.

Consent

By submitting your phone number through our website, landing pages, or application forms and checking the consent box, you expressly consent to receive calls and text messages from Lesser Lending and/or Canopy Mortgage — including calls and messages that may be automated, pre-recorded, or use an artificial intelligence (AI) voice — regarding loan updates, application status, appointment reminders, document requests, account notifications, and marketing communications.

No pre-checked boxes are used. Consent is collected before messaging begins, and all opt-in actions are recorded with a timestamp and the exact consent language shown, for compliance with the Telephone Consumer Protection Act (TCPA) and messaging industry regulations. Consent is not a condition of any purchase or service.

Opting out

To opt out of calls, say "stop" or "remove me" during the call. To opt out of text messages, reply STOP at any time — you will receive a final confirmation message and will no longer receive SMS communications unless you opt in again. For assistance, reply HELP or contact us at [email protected].

Message frequency varies per user. Message and data rates may apply. Carriers are not responsible for delayed or undelivered messages.

SMS data protection

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes, in compliance with §5.1.4 of CTIA Messaging Principles and Best Practices. We do not sell, rent, or share mobile numbers or SMS opt-in data with third parties for marketing purposes. Information may be shared only with service providers necessary to deliver SMS communications, such as messaging platforms and communication infrastructure providers. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Your consent to receive SMS messages applies solely to Lesser Lending and Canopy Mortgage. It does not apply to the activities of any third party.

4. Information sharing and disclosure

We do not sell, rent, or trade personal information.

We do not share personally identifiable customer information with unaffiliated third parties except as necessary to operate our business, process your loan, comply with applicable laws and regulations, or provide requested services. Where information must be shared, we require the recipient to maintain strict confidentiality.

Business transfers

In the event of a merger, acquisition, or asset sale, user data may transfer as part of that transaction but will remain protected under this policy.

5. How we protect your information

Confidentiality is operational policy. Access to personally identifiable information is limited to team members with a legitimate business need. Employees are trained in privacy protection and confidentiality standards, and appropriate disciplinary measures are enforced when those standards are violated.

Our safeguards include encrypted data transmission, secure access controls, security monitoring and system updates, and incident response procedures.

No method of internet transmission or electronic storage is completely secure, and we cannot guarantee absolute security.

Credit inquiries

The tools on this website do not pull your credit. Where a tool asks about your credit, it asks you to estimate a range. When you submit a loan application, we perform a soft credit inquiry, which does not affect your credit score. A hard credit inquiry, which may affect your score, is performed later and only with your authorization.

6. Cookies and tracking

Our website uses cookies to analyze website traffic, improve functionality, remember user preferences, and measure engagement with our tools and services.

You may disable cookies through your browser settings, though certain site features may not function properly if you do.

7. Your rights and choices

You have the right to access your personal information, request corrections to inaccurate data, request deletion where applicable, opt out of marketing emails, and opt out of SMS communications by replying STOP.

Requests may be submitted using the contact information below.

Financial information collected in connection with a mortgage application is also governed by the Gramm-Leach-Bliley Act, and separate notices and opt-out rights may apply.

Our website contains links to external websites, including our online application portal, scheduling system, and review display. We are not responsible for the privacy practices of those websites.

9. Children's privacy

Protecting the privacy of young children is particularly important to us. We do not knowingly collect or maintain information from individuals under the age of 13, and our website is not directed toward anyone under 13.

10. Changes to this policy

We reserve the right to update this privacy policy at any time. Updates will be reflected by revising the date at the top of this page. We encourage you to review this page periodically. Continued use of our website indicates acceptance of any modifications.
